One of the problems in owning second homes here in Phuket is that valuable assets often fail to provide any financial returns. We estimate over 70% of the estimated 8,000 villas and apartments built in the last five years lie vacant, but for a few owner occupied weeks a year. Renting a property either on a short or long term basis not only covers your estate or condominium fees but can also provide a respectable single figure annual rental return. Many owners however, faced with a blistering array of rental agents (over 50 at our last count), would simply rather choose to spend their holiday time here on the beach. Others visit one or two agents only to have their details buried in a filing cabinet. For those who are lucky enough to secure a rental prospect the problem of obtaining a key, or indeed having someone qualified to prepare / show the property arises. As a result very few properties outside of a rental agent’s recent memory ever get rented.
Phuket Home Services will represent you as a homeowner in Phuket. In effect, and for rental purposes, we will become you. We will take photographs of your property, write copy and contact / promote to over 20 rental agents up to twice a month on your behalf. We can also arrange to pursue other rental advertising options such as local and oversees small press advertising. We will hold a set of your keys; prepare your property prior to viewing (blinds, lights, windows, AC etc); show the property (using a pre-arranged format) and lock up. We will maintain an on-line booking manifest giving you and various property agents up to the minute availability. Each month we will email you providing feedback on agent visit; the rental market, rates etc. In addition given our many years of experience we are ideally positioned to help / refer on a wide range of issues from legal to maintenance and repair.
WE DO NOT CHARGE COMMISSION. Instead we will charge you a small monthly retainer and that is that. This leaves us independent when dealing with agents or management companies who will deal with us as if we were you. Agents are happier talking to us as we are one-stop option with a variety of quality rental stock to suit their needs. Charges start from as little as Bt 6,000 per month for a standard 3 bedroom villa. Payments are made under contract six monthly in advance.
